The median single-family sale was $545,000, up 3.6% from $526,250 last summer, while price per square foot fell 1.3% to $313, so the higher median reflects which homes sold more than rising values. The typical home sold for 100.0% of its list price, with a median of 22.5 days on market, compared with 21 last year. More sales included a seller concession: 17% compared with 8%.

For context, from April through June the median single-family sale was $545,000, and 45% of homes sold over asking.

Right now, as of September 29: 16 single-family homes are for sale and another 11 are under agreement. That's roughly 1.1 months of supply, still a seller's market. Nine of the 16 active listings have already cut their price.

Condominiums

Acushnet's condo market is small: 2 condos sold this summer compared with none last summer. That's too few to read a reliable price trend. None are for sale or under agreement today.

What it means if you own in Acushnet

Acushnet's median price rose this summer, though most homes sold at or below asking. Very little is for sale, so well-priced homes still draw strong interest. Townwide numbers can't tell you what your home is worth. Your street, your updates and your timing all move the number.
