Greater Boston towns, compared
Most town pages online are brochures. These aren’t. Each one runs on the same median MLS PIN data, updated monthly, so you can put two towns next to each other and actually see the difference — in price, in pace, and in what your money buys. Start with the table, then read the town that interests you.

Living in Chelmsford, MA
The most attainable of the towns we cover most — Route 3 and I-495 access, strong schools, and a median single-family price well under the corridor.
Market right now: sprint to marathon — still a seller's market, but loosening.
Living in Westford, MA
A little farther out than Chelmsford, a little more expensive, same commuting geography. The trade people weigh most often.
Market right now: still near list and roughly balanced. Headline SF median sale price fell to $869,000 (-16.68% YoY), but that is a MIX SHIFT, not a value drop — price-per-sqft rose +3.24% to $388.90. The market loosened modestly (DOM 18->22 days, months-supply 1.68->2.00, sale-to-list 101.21%->100.39%) yet homes still sell right around 100% of list. Condos scarce and below the reporting threshold (24 sales YTD). SF-only guide..
Living in Acton, MA
MetroWest family town with the schools people move for, and commuter rail that makes the Boston math work.
Market right now: hot and climbing — the most competitive single-family market in the corridor, selling in 17 days at 104% of list with barely a month and a half of inventory, while Concord loosens and Carlisle sits scarce and quiet.
Living in Carlisle, MA
Small, rural, and expensive for a reason — land, privacy, and one of the smallest markets we cover, which changes how you have to buy here.
Market right now: tightening — the opposite story from neighboring Concord. Inventory fell 28% and months-supply dropped to 2.48 from 4.24, while homes sold right at asking (100.13% of list). In a market this small, scarcity moves fast..
Living in Concord, MA
The top of the corridor. Historic character, top-tier schools, and resale values that hold when other markets wobble.
Market right now: loosening faster than the towns south of it — pricing discipline held at 100% of list, but inventory nearly doubled and months-supply crossed toward balanced; the over-ask era is over here.

That’s the conversation we have most often, and the honest answer usually depends on things a table can’t show — which street, which school, how far you actually want to drive. These are the towns we know best, and we work with buyers and sellers throughout Massachusetts. Ask us.
