Who we are

What this policy covers
This website (scanlonsellshomes.com) and the lead forms on our Facebook and Instagram ads. The home-search pages at scanlonrealestateteam.exprealty.com are operated through eXp Realty and BoldTrail and are not covered by this policy.
What we collect when you fill out a form
- Contact details: your name, email address and phone number.
- Your request: for a home value, the property address and your selling timeframe; for buying, the towns, price range and timeframe you give us.
- Your permission to contact you: that you checked the call-and-text consent box, the version of the wording you saw, and when you submitted.
- Request details our site adds automatically: a unique request ID, the date and time, the page you used, and your browser type.
- How you found us: the ad or link that brought you (campaign tags and Google click IDs), the page you first landed on, and the referring site (domain and page only).
From a Facebook or Instagram lead form we receive what you entered, your consent choice, and the form, ad and campaign it came from. Meta’s own data policy also applies to those forms.
What we collect when you browse

A first-party cookie named
ss_attr, with a copy in your browser’s local storage, remembers how you first and most recently arrived, for up to 180 days. It doesn’t contain your name, email or phone number. - A short-lived marker in your browser makes sure one request is counted once.
- Google Analytics and Google Ads tags measure visits and requests. Google sets its own cookies and processes that data under Google’s own policies.
- Our website host (Vercel) and Google Fonts receive standard technical information, such as your IP address and browser type, when pages load.
How we use it
- To answer your request: prepare your home value or send homes that fit, and call, text and email you about it.
- To keep a record of your contact choices, including any request to stop.
- To understand which ads and pages work, so we spend our ad budget well.
- To meet our legal and brokerage obligations.
Who receives it
We share your information with the service providers that run our business for us:
- BoldTrail (Inside Real Estate) — our customer database, which sends our emails and texts. Our account is provided through eXp Realty.
- eXp Realty — our brokerage.
- Zapier — moves form submissions into our customer database.
- Google — Google Sheets (where we keep our record of contact consent and opt-outs), Google Analytics and Google Ads.
- Vercel — hosts this website.
- Meta — for requests that start on Facebook or Instagram.
We do not sell your personal information. We don’t give it to other companies for their own marketing.
Text messages and mobile information
We don’t share mobile phone numbers or text-message consent with third parties or affiliates for their marketing or promotional purposes. They go only to the service providers above, so that our messages can reach you. See our SMS Terms.
Your choices
- Texts: reply STOP to any text from us. Reply HELP for help.
- Calls and email: tell us any way you like — reply, call (617) 939-4613, or email scanlonsells@gmail.com. Our marketing emails include an unsubscribe link.
- We keep a record of every request to stop, even if you contact us again later, so we keep honoring it.
- Cookies and measurement: you can block or delete cookies in your browser settings. Google offers a Google Analytics opt-out browser add-on.
How long we keep it
We keep your information for as long as we need it for the purposes above and to meet our legal and brokerage record-keeping obligations. We keep records of requests to stop contacting you so that we can continue to honor them.
Children
Our services are for adults. We don’t knowingly collect information from anyone under 18.
Changes
When this policy changes, we’ll post the new version here with a new version number and effective date.
