The median single-family sale was $720,000, down 6.2% from $767,250 last summer, while price per square foot was unchanged at $379, so the lower median reflects which homes sold more than falling values. The typical home sold for 100.7% of its list price, with a median of 22.5 days on market, compared with 21.5 last year. More sales included a seller concession: 17% compared with 11%.

For context, from April through June the median single-family sale was $660,000, and 56% of homes sold over asking.

Right now, as of October 1, 2026: 23 single-family homes are for sale and another 17 are under agreement. That's roughly 1.6 months of supply, still a seller's market. Ten of the 23 active listings have already cut their price, and new listings were down 23.4% this summer.

More Amesbury condos sold this summer, but the median price fell. The median condo sale was $430,250, down 23.8% from $565,000, and the typical condo sold for 100.0% of its list price in a median of 31 days, compared with 23 last year. With 29 to 32 sales in each period, a shift in which condos sold can move the median a lot, so read that change with caution. As of October 1, 2026, there are 17 condos for sale and 8 under agreement.
