Billerica, Fall 2026: higher prices, a little less competition
Billerica single-family prices rose this summer: the median sale was $740,000, up 4.2%, on 80 sales compared with 76. Buyers were a bit less aggressive, with 58% of homes selling over asking, down from 63%, and there's about 1.4 months of supply.

The median single-family sale was $740,000, up 4.2% from $710,000 last summer, and price per square foot rose 3.9% to $376. The typical home sold for 101.7% of its list price, with a median of 22 days on market, slower than last year's 17.5. More sales included a seller concession: 16% compared with 5%.
For context, from April through June the median single-family sale was $710,000, and 76% of homes sold over asking.
Right now, as of September 29: 37 single-family homes are for sale and another 41 are under agreement. That's roughly 1.4 months of supply, still a seller's market. Fourteen of the 37 active listings have already cut their price.
Condominiums
Billerica's condo market is small: 25 condos sold this summer compared with 10 last summer. With so few sales last year, that's too few to read a reliable price trend. Today there are 16 condos for sale and 4 under agreement.
What it means if you own in Billerica
Billerica values rose this summer, and more than half of homes still sold over asking. With more concessions and slightly slower sales than last year, buyers have a little more room to negotiate.
