Brockton, Fall 2026: steady prices and a lot more choice for buyers

By Pat Scanlon and Alana Scanlon · Scanlon Sells Team · September 29, 2026

Brockton prices held steady this summer, up slightly from a year ago. What changed is choice. Sellers put 204 single-family homes on the market this summer, up from 172, and nearly half of today's active listings have already cut their price. Homes priced right are still selling quickly, and usually over asking.

The median single-family sale was $522,000, up 1.3% from $515,500 last summer, and price per square foot rose 2.6% to $350. Two out of three homes (66%) still sold over asking, about the same as last year, and the typical home sold in 25 days. Seller concessions actually became less common: 21% of sales included one, compared with 29% last summer.

Spring and summer looked a lot alike in Brockton. From April through June the median single-family sale was $520,000, and 71% of homes sold over asking.

Right now, as of September 29: 102 single-family homes are for sale and another 85 are under agreement. That's roughly 2.1 months of supply, still a seller's market but with noticeably more to choose from. Of the 102 active listings, 47 have already cut their price, which tells you buyers are paying for homes that are priced right and passing on the ones that aren't.

Condominiums

Brockton's condo market is small: 12 condos sold this summer compared with 19 last summer. That's too few sales to read a reliable price trend, so we're not leaning on the median. The typical condo took 45 days to sell. Today there are 26 condos for sale and 14 under agreement.

What it means if you own in Brockton

Brockton values held up this summer, and buyer demand is still solid. The difference is competition from other sellers. With more homes on the market and nearly half of active listings reducing their price, the first price you pick matters. Townwide numbers can't tell you what your home is worth. Your street, your updates and your timing all move the number.
