Chelmsford, Fall 2026: more homes to choose from, and buyers are still showing up
If summer felt busier on your street, it was. More Chelmsford homes came on the market this summer than last, and buyers kept up with most of them. What changed is the edge. Fewer homes sold for well over asking, and sellers made more small concessions to get deals done.

Single-family homes

| Measure | 2026 | 2025 | Change |
|---|---|---|---|
| Homes sold | 74 | 62 | +19.4% |
| Median sale price | $698,500 | $706,500 | −1.1% |
| Median price per sq. ft. | $399 | $383 | +4.2% |
| Median sale-to-list price | 101.3% | 102.5% | −1.2 pts |
| Sold over asking | 61% | 73% | −12 pts |
| Median days on market | 20.5 | 20 | About even |
| New listings | 87 | 58 | +50.0% |
| Sales with seller concessions | 15% (11) | 8% (5) | Up |
The median sale price was essentially flat, dipping 1.1%, while price per square foot rose 4.2%. Put simply, more of the homes that sold this summer were smaller or lower-priced, and buyers paid more for each square foot. Homes still sold in about three weeks.
For context, spring was the high-water mark. From April through June the median single-family sale hit $755,000, and 81% of homes sold over asking. Some seasonal cooling from that pace is normal.
Right now, as of September 29: 32 single-family homes are for sale and another 28 are under agreement. That's roughly 1.3 months of supply, still firmly a seller's market. Eleven of the 32 active listings have already cut their price, which tells you buyers are paying for homes that are priced right and waiting on the ones that aren't.
Condominiums
July 1 through September 29, 2026, compared with the same period in 2025
| Measure | 2026 | 2025 | Change |
|---|---|---|---|
| Condos sold | 32 | 35 | −8.6% |
| Median sale price | $449,750 | $442,000 | +1.8% |
| Median sale-to-list price | 101.0% | 100.7% | +0.3 pts |
| Median days on market | 27 | 18 | +9 days |
| New listings | 56 | 32 | +75.0% |
Chelmsford condo owners got some good news this summer. The median sale price rose 1.8% to $449,750, and the typical condo still sold for about 1% over asking. The bigger change was choice. Far more condos came on the market than last summer, 56 compared with 32, so buyers took a little more time to decide: about 27 days on market compared with 18 last year. With 38 condos for sale today and 7 under agreement, buyers have options. The condos priced right from day one tended to get the strongest results.
What it means if you own in Chelmsford
Chelmsford values held up through the summer. Single-family prices are steady and buyers are still active. What's changed is that buyers have more choices, so price and condition matter more than they did in the spring. Townwide numbers can't tell you what your home is worth. Your street, your updates and your timing all move the number.
