The median single-family sale was $1,575,000, up 24.3% from $1,267,000 last summer, while price per square foot fell 1.8% to $537, so the higher median reflects which homes sold more than rising values. The typical home sold for 100.1% of its list price, with a median of 18 days on market, faster than last year's 23. One sale included a seller concession, the same as last summer.

For context, from April through June the median single-family sale was $1,650,000, and 30% of homes sold over asking.

Right now, as of October 1, 2026: 15 single-family homes are for sale and another 11 are under agreement. That's roughly 1.7 months of supply, still a seller's market. Eight of the 15 active listings have already cut their price, and new listings were down 27.6% this summer.

Condominiums

Cohasset's condo market is small: 2 condos sold this summer compared with 5 last summer. That's too few to read a reliable price trend. As of October 1, 2026, there are 5 condos for sale and 4 under agreement.
