The median single-family sale was $1,717,500, up 5.7% from $1,625,000 last summer, and price per square foot rose 6.4% to $531. The typical home sold for 98.2% of its list price, with a median of 31.5 days on market, faster than last year's 39. Two sales included a seller concession, compared with none last summer.

For context, from April through June the median single-family sale was $1,800,000, and 42% of homes sold over asking.

Right now, as of September 29: 51 single-family homes are for sale and another 24 are under agreement. That's roughly 3.6 months of supply, closer to a balanced market. Nineteen of the 51 active listings have already cut their price.

Condominiums

Concord's condo market is small: 4 condos sold this summer compared with 12 last summer. That's too few to read a reliable price trend. Today there are 7 condos for sale and 8 under agreement.

What it means if you own in Concord

Concord's median price rose this summer, though most homes sold at or below asking. Pricing right from day one still matters. Townwide numbers can't tell you what your home is worth. Your street, your updates and your timing all move the number.
