The median single-family sale was $772,500, down 4.0% from $805,000 last summer, and price per square foot dipped 1.8% to $448. The typical home sold for 100.7% of its list price, with a median of 22.5 days on market. More sales included a seller concession: 14% compared with 8%.
For context, from April through June the median single-family sale was $765,000, and 70% of homes sold over asking.
Right now, as of September 29: 43 single-family homes are for sale and another 28 are under agreement. That's roughly 1.7 months of supply, still a seller's market. Fifteen of the 43 active listings have already cut their price, so pricing right from day one matters.
Condominiums
Dedham's condo market is small: 9 condos sold this summer compared with 13 last summer, and those sales ranged widely in price. That's too few to read a reliable price trend. Today there are 16 condos for sale and 5 under agreement.
What it means if you own in Dedham
Well-priced Dedham homes are drawing competition, even with the median a little lower than last year. More sellers listed this summer and more sales included concessions, so condition and pricing are doing the sorting. Townwide numbers can't tell you what your home is worth. Your street, your updates and your timing all move the number.
