Dorchester, Fall 2026: condo prices up, single-family sales slower

By Pat Scanlon and Alana Scanlon · Scanlon Sells Team · September 30, 2026

Dorchester is mostly a condo market, and condo prices rose this summer: the median condo sale was up 6.0% to $604,000. The small single-family market was slower, with fewer sales, lower prices and about six months of supply.

Dorchester market data in this report is based on ZIP codes 02121, 02122, 02124 and 02125. Because Boston neighborhood boundaries and ZIP codes overlap, some properties within these ZIP codes may carry MLS neighborhood labels such as Roxbury or Mattapan.

Only 17 single-family homes sold this summer, compared with 28 last summer. That's a small sample, so read the price figures with caution. The median sale was $656,000, down 17.2% from $792,000, and price per square foot fell 14.8% to $402. The typical home sold for 97.9% of its list price, with a median of 27 days on market, and 35% sold over asking compared with 50% last summer.

Spring was stronger. From April through June the median single-family sale was $865,000, and 52% of homes sold over asking.

Right now, as of September 29: 36 single-family homes are for sale and another 22 are under agreement. That's roughly 6.4 months of supply, which gives buyers more choice and more room to negotiate than in most nearby markets. Thirteen of the 36 active listings have already cut their price.

What it means if you own in Dorchester

Dorchester condo values rose this summer, while the small single-family market cooled and now has more homes for sale. Pricing is especially important in a market with this much choice. Neighborhood-wide numbers can't tell you what your home is worth. Your street, your updates and your timing all move the number.
