The median single-family sale was $675,000, up 23.9% from $545,000 last summer, and price per square foot rose 3.9% to $293. The typical home sold for 100.0% of its list price, with a median of 21 days on market, faster than last year's 23. Three sales included a seller concession, compared with four last summer.

For context, from April through June the median single-family sale was $575,000, and 52% of homes sold over asking.

Right now, as of September 29: 23 single-family homes are for sale and another 16 are under agreement. That's roughly 2.8 months of supply, still a seller's market. Twelve of the 23 active listings have already cut their price, and new listings were up 52.2% this summer, so buyers have more to choose from than last year.

Condominiums

Douglas's condo market is small: 5 condos sold this summer compared with 4 last summer. That's too few to read a reliable price trend. Today there is 1 condo for sale and 1 under agreement.

What it means if you own in Douglas

Douglas's median price rose this summer, though most homes sold at or below asking. With more sellers listing than last year, pricing right from day one matters. Townwide numbers can't tell you what your home is worth. Your street, your updates and your timing all move the number.
