The median single-family sale was $465,000, down 0.9% from $469,000 last summer, and price per square foot fell 6.4% to $262. The typical home sold for 100.0% of its list price, with a median of 32 days on market, compared with 28 last year. More sales included a seller concession: 23% compared with 13%.

For context, from April through June the median single-family sale was $500,000, and 61% of homes sold over asking.

Right now, as of October 1, 2026: 79 single-family homes are for sale and another 36 are under agreement. That's roughly 3.2 months of supply, closer to a balanced market. Forty-three of the 79 active listings have already cut their price, and new listings were up 16.9% this summer, so buyers have more to choose from than last year.

Condominiums

Fall River's condo sample is small: 19 condos sold this summer compared with 27 last summer. That's too few to read a reliable price trend. As of October 1, 2026, there are 39 condos for sale and 25 under agreement.
