The median single-family sale was $1,035,000, up 11.6% from $927,500 last summer, while price per square foot was unchanged at $520, so the higher median reflects which homes sold more than rising values. The typical home sold for 98.1% of its list price, with a median of 29 days on market, the same as last year. More sales included a seller concession: 9% compared with 7%.

For context, from April through June the median single-family sale was $902,500, and 29% of homes sold over asking.

Right now, as of September 29: 118 single-family homes are for sale and another 55 are under agreement. That's roughly 3.8 months of supply, closer to a balanced market. Fifty-three of the 118 active listings have already cut their price.

Condominiums

Falmouth's condo market is small: 7 condos sold this summer compared with 16 last summer. That's too few to read a reliable price trend. Today there are 22 condos for sale and 14 under agreement.
