Fitchburg, Fall 2026: more sales, steady prices
Fitchburg sold more single-family homes this summer, 85 compared with 66, but the median sale slipped 0.7% to $415,000. 61% of homes sold over asking, down from 62%, and there's about 1.9 months of supply.

The median single-family sale was $415,000, down 0.7% from $418,000 last summer, and price per square foot fell 5.7% to $264. The typical home sold for 100.4% of its list price, with a median of 26 days on market, compared with 21.5 last year. More sales included a seller concession: 21% compared with 18%.
For context, from April through June the median single-family sale was $417,500, and 48% of homes sold over asking.
Right now, as of September 29: 54 single-family homes are for sale and another 23 are under agreement. That's roughly 1.9 months of supply, still a seller's market. Thirty-five of the 54 active listings have already cut their price, and new listings were up 19.3% this summer, so buyers have more to choose from than last year.
Condominiums
Fitchburg's condo market is small: 10 condos sold this summer compared with 14 last summer. That's too few to read a reliable price trend. Today there are 12 condos for sale and 6 under agreement.
