The median single-family sale was $392,500, up 0.8% from $389,500 last summer, and price per square foot was even at $261. The typical home sold for 101.5% of its list price, with a median of 24.5 days on market. More sales included a seller concession: 27% compared with 17%.

For context, from April through June the median single-family sale was $397,750, and 61% of homes sold over asking.

Right now, as of September 29: 33 single-family homes are for sale and another 23 are under agreement. That's roughly 2.3 months of supply, still a seller's market but with more choice than last year. Eighteen of the 33 active listings have already cut their price.

Condominiums

Gardner's condo market is very small: 8 condos sold this summer compared with 6 last summer. That's too few to read a reliable price trend. Today there are 6 condos for sale and 1 under agreement.

What it means if you own in Gardner

Gardner values held steady this summer, and well-priced homes are still drawing offers over asking. With more listings and more concessions than last year, buyers have a little more room to negotiate. Townwide numbers can't tell you what your home is worth. Your street, your updates and your timing all move the number.
