Hyde Park, Fall 2026: a cooler summer, but still a seller's market

By Pat Scanlon and Alana Scanlon · Scanlon Sells Team · September 30, 2026

Hyde Park cooled a little this summer. Fewer homes sold, the median price slipped and more sellers listed. Buyers were still competitive, though: 47% of single-family homes sold over asking, and there's only about two months of supply.

This report covers ZIP code 02136, which includes Hyde Park, Fairmount and Readville. We use the ZIP code rather than MLS neighborhood tags because not every listing is tagged with its neighborhood.

The median single-family sale was $658,000, down 7.3% from $710,000 last summer. Price per square foot barely moved, down 1.5% to $446, which suggests part of the drop in the median reflects which homes sold rather than a real decline in values. The typical home sold for 100.0% of its list price, with a median of 22.5 days on market. Three sales included a seller concession, the same number as last summer.

For context, spring was stronger. From April through June the median single-family sale was $659,000, and 56% of homes sold over asking. Some seasonal cooling from that pace is normal.

Right now, as of September 29: 24 single-family homes are for sale and another 22 are under agreement. That's roughly 2.3 months of supply, still a seller's market. Thirteen of the 24 active listings have already cut their price, so pricing right from day one matters.

Condominiums

Hyde Park's condo market is small: 8 condos sold this summer compared with 14 last summer. That's too few to read a reliable price trend, because the mix of units that happens to sell in a given quarter moves the median more than the market does. New condo listings were about flat, 17 this summer compared with 18 a year ago. Today there are 13 condos for sale and 6 under agreement.

What it means if you own in Hyde Park

Hyde Park values held up better than the headline median suggests, and well-priced homes are still selling close to or over asking. With more listings to choose from and many sellers cutting price, buyers are more selective than they were in spring. Neighborhood-wide numbers can't tell you what your home is worth. Your street, your updates and your timing all move the number.
