The median single-family sale was $647,500, up 6.4% from $608,750 last summer, while price per square foot fell 8.5% to $355, so the higher median reflects which homes sold more than rising values. The typical home sold for 100.0% of its list price, with a median of 20 days on market, faster than last year's 39. Five sales (16%) included a seller concession, compared with five (14%) last summer.

For context, from April through June the median single-family sale was $657,500, and 54% of homes sold over asking.

Right now, as of October 1, 2026: 39 single-family homes are for sale and another 20 are under agreement. That's roughly 3.7 months of supply, closer to a balanced market. Eighteen of the 39 active listings have already cut their price, and new listings were up 56.8% this summer, so buyers have more to choose from than last year.

Condominiums

Lakeville's condo market is small: 3 condos sold this summer compared with 8 last summer. That's too few to read a reliable price trend. As of October 1, 2026, there are 2 condos for sale and 7 under agreement.

What it means if you own in Lakeville

Lakeville's median price rose this summer, though most homes sold at or below asking. With more sellers listing than last year, pricing right from day one matters. Townwide numbers can't tell you what your home is worth. Your street, your updates and your timing all move the number.
