Lowell, Fall 2026: prices up, and buyers are getting more choices
Lowell single-family prices rose this summer even though fewer homes sold. The median sale was up 5.5% from last summer, and most homes still sold over asking. The change is on the supply side. More homes came on the market, more sellers are cutting prices to get noticed, and condos slowed down.

The median single-family sale was $557,500, up from $528,500 last summer, and price per square foot rose 12.4% to $345. When price per square foot rises faster than the median, it usually means more of the homes that sold were smaller, and buyers paid up for them. Nearly two-thirds of homes (63%) sold over asking, the same share as last year, and the typical home sold in about three weeks. Seller concessions became more common: 19% of sales included one, compared with 11% last summer.
Prices held at spring levels. From April through June the median single-family sale was $550,000, and 73% of homes sold over asking. This summer, fewer homes drew offers over asking.
Right now, as of September 29: 77 single-family homes are for sale and another 54 are under agreement. That's roughly 2.8 months of supply, still tilted toward sellers. Of the 77 active listings, 33 have already cut their price.

Lowell's condo market is where the shift is clearest. More condos sold this summer than last, 67 compared with 50, but the median sale price slipped 2.7% to $330,000 and the typical condo took 35 days to sell compared with 19 last summer. Condos are now selling right around asking. With 56 condos for sale today and 25 under agreement, buyers have options, and the condos priced to the market are the ones getting deals done.
What it means if you own in Lowell
Lowell single-family values rose over the past year, and buyers are still paying for homes that are priced right. Condo owners face more competition than they did a year ago, so pricing and condition matter more there. Townwide numbers can't tell you what your home is worth.
