The median single-family sale was $1,224,500, up 11.3% from $1,100,000 last summer, while price per square foot was about flat at $401, down 0.5%, so the higher median reflects which homes sold more than rising values. The typical home sold for 100.9% of its list price, with a median of 22 days on market, compared with 19 last year. Two sales included a seller concession, the same as last summer.
For context, from April through June the median single-family sale was $1,125,000, and 45% of homes sold over asking.
Right now, as of September 29: 18 single-family homes are for sale and another 24 are under agreement. That's roughly 1.6 months of supply, still a seller's market. Eight of the 18 active listings have already cut their price, and new listings were down 30.0% this summer.
Condominiums
Lynnfield's condo market is small: 7 condos sold this summer compared with 5 last summer. That's too few to read a reliable price trend. Today there are 6 condos for sale and 8 under agreement.
