The median single-family sale was $810,000, up 11.3% from $728,000 last summer. Price per square foot dipped 2.2% to $349, which suggests part of the jump in the median reflects larger homes selling rather than every home gaining that much value. The typical home sold for 101.4% of its list price, with a median of 21 days on market, the same pace as last year. Fewer sales needed a seller concession: 16% compared with 29%.

For context, spring was hotter. From April through June the median single-family sale was $713,550, and 67% of homes sold over asking. Some seasonal cooling from that pace is normal.

Right now, as of September 29: 19 single-family homes are for sale and another 17 are under agreement. That's roughly 1.3 months of supply, still firmly a seller's market. Six of the 19 active listings have already cut their price.

Condominiums

Mansfield's condo market is small: 11 condos sold this summer compared with 10 last summer. That's too few to read a reliable price trend, because the mix of units that happens to sell in a given quarter moves the median more than the market does. New condo listings were about flat, 18 this summer compared with 19 a year ago. Today there are 9 condos for sale and 5 under agreement.

What it means if you own in Mansfield

Mansfield single-family demand is strong, and more homes changed hands this summer than last. Well-priced homes are still selling over asking. Townwide numbers can't tell you what your home is worth. Your street, your updates and your timing all move the number.
