The median single-family sale was $723,500, up 7.2% from $675,000 last summer, while price per square foot fell 12.7% to $350, so the higher median reflects which homes sold more than rising values. The typical home sold for 99.9% of its list price, with a median of 25 days on market, compared with 20 last year. Three sales included a seller concession, compared with five last summer.
For context, from April through June the median single-family sale was $627,000, and 53% of homes sold over asking.
Right now, as of October 1, 2026: 19 single-family homes are for sale and another 8 are under agreement. That's roughly 2.6 months of supply, still a seller's market. Seven of the 19 active listings have already cut their price, and new listings were up 63.2% this summer, so buyers have more to choose from than last year.
Condominiums
Maynard's condo market is small: 7 condos sold this summer compared with 8 last summer. That's too few to read a reliable price trend. As of October 1, 2026, there are 2 condos for sale and 1 under agreement.
