The median single-family sale was $976,000, down 2.2% from $997,500 last summer, while price per square foot rose 4.2% to $475. The typical home sold for 104.7% of its list price, with a median of 18.5 days on market, compared with 15 last year. Three sales included a seller concession, compared with two last summer.

For context, from April through June the median single-family sale was $1,000,000, and 82% of homes sold over asking.

Right now, as of September 29: 16 single-family homes are for sale and another 34 are under agreement. That's roughly 0.8 months of supply, firmly a seller's market. Eight of the 16 active listings have already cut their price, and new listings were up 20.0% this summer, so buyers have more to choose from than last year.

Condominiums

Melrose's condo sample is small: 19 condos sold this summer compared with 20 last summer. That's too few to read a reliable price trend. Today there are 18 condos for sale and 7 under agreement.

What it means if you own in Melrose

Melrose's median price dipped this summer, and most homes still sold over asking. Very little is for sale, so well-priced homes still draw strong interest. Townwide numbers can't tell you what your home is worth. Your street, your updates and your timing all move the number.
