The median single-family sale was $870,000, up 6.6% from $816,000 last summer, while price per square foot was about flat at $336, up 0.3%, so the higher median reflects which homes sold more than rising values. The typical home sold for 100.1% of its list price, with a median of 22 days on market, a little faster than last year's 24. One sale included a seller concession, compared with three last summer.
For context, from April through June the median single-family sale was $885,000, and 67% of homes sold over asking.
Right now, as of September 29: 13 single-family homes are for sale and another 13 are under agreement. That's roughly 0.9 months of supply, firmly a seller's market. Four of the 13 active listings have cut their price, and new listings were down 14.7% this summer.
Condominiums
Norfolk's condo market is small: 5 condos sold this summer compared with 9 last summer. That's too few to read a reliable price trend. Today there are 11 condos for sale and 11 under agreement.
What it means if you own in Norfolk
Norfolk has very few homes for sale, and fewer sellers listed this summer than last. That keeps buyers competing for what does come up, even with most sales closing near asking rather than well above it. Townwide numbers can't tell you what your home is worth. Your street, your updates and your timing all move the number.
