The median single-family sale was $810,000, up 14.1% from $710,000 last summer, and price per square foot rose 3.0% to $342. The typical home sold for 99.1% of its list price, with a median of 26 days on market, compared with 21 last year. More sales included a seller concession: 12% compared with 10%.

For context, from April through June the median single-family sale was $745,000, and 65% of homes sold over asking.

Right now, as of October 1, 2026: 27 single-family homes are for sale and another 18 are under agreement. That's roughly 1.7 months of supply, still a seller's market. Fifteen of the 27 active listings have already cut their price, and new listings were up 10.8% this summer, so buyers have more to choose from than last year.

Condominiums

Northborough's condo market is small: 16 condos sold this summer compared with 7 last summer. That's too few to read a reliable price trend. As of October 1, 2026, there are 7 condos for sale and 3 under agreement.

What it means if you own in Northborough

Northborough's median price rose this summer, though most homes sold at or below asking. With more sellers listing than last year, pricing right from day one matters. Townwide numbers can't tell you what your home is worth. Your street, your updates and your timing all move the number.
