The median single-family sale was $730,000, down 5.7% from $774,000 last summer, while price per square foot rose 1.6% to $446, so the lower median reflects which homes sold more than falling values. The typical home sold for 101.9% of its list price, with a median of 19 days on market, compared with 18.5 last year. Five sales included a seller concession, compared with three last summer.
For context, from April through June the median single-family sale was $788,250, and 81% of homes sold over asking.
Right now, as of September 29: 17 single-family homes are for sale and another 17 are under agreement. That's roughly 1.2 months of supply, still a seller's market. Five of the 17 active listings have already cut their price, and new listings were up 32.4% this summer, so buyers have more to choose from than last year.
Condominiums
Norwood's condo market is small: 14 condos sold this summer compared with 16 last summer. That's too few to read a reliable price trend. Today there are 13 condos for sale and 8 under agreement.
What it means if you own in Norwood
Norwood's median price dipped this summer, and most homes still sold over asking. Very little is for sale, so well-priced homes still draw strong interest. Townwide numbers can't tell you what your home is worth. Your street, your updates and your timing all move the number.
