The median single-family sale was $630,500, down 7.6% from $682,500 last summer, while price per square foot was about flat at $373, up 0.5%, so the lower median reflects which homes sold more than falling values. The typical home sold for 100.4% of its list price, with a median of 21 days on market, the same as last year. More sales included a seller concession: 17% compared with 14%.

For context, from April through June the median single-family sale was $790,000, and 73% of homes sold over asking.

Right now, as of October 1, 2026: 24 single-family homes are for sale and another 23 are under agreement. That's roughly 1.5 months of supply, still a seller's market. Seven of the 24 active listings have already cut their price, and new listings were up 22.0% this summer, so buyers have more to choose from than last year.

Condominiums

Pembroke's condo market is small: 6 condos sold this summer compared with 7 last summer. That's too few to read a reliable price trend. As of October 1, 2026, there are 3 condos for sale and 7 under agreement.

What it means if you own in Pembroke

Pembroke's median price dipped this summer, and most homes still sold over asking. With more sellers listing than last year, pricing right from day one matters. Townwide numbers can't tell you what your home is worth. Your street, your updates and your timing all move the number.
