The median single-family sale was $560,000, down 6.8% from $601,000 last summer, while price per square foot rose 3.4% to $301, so the lower median reflects which homes sold more than falling values. The typical home sold for 104.1% of its list price, with a median of 20.5 days on market, faster than last year's 21. Two sales included a seller concession, compared with three last summer.

For context, from April through June the median single-family sale was $710,000, and 64% of homes sold over asking.

Right now, as of September 29: 12 single-family homes are for sale and another 15 are under agreement. That's roughly 1.1 months of supply, still a seller's market. Seven of the 12 active listings have already cut their price, and new listings were down 26.2% this summer.

Condominiums

Pepperell's condo market is small: 3 condos sold this summer compared with 4 last summer. That's too few to read a reliable price trend. Today there are 2 condos for sale and 1 under agreement.

What it means if you own in Pepperell

Pepperell's median price dipped this summer, and most homes still sold over asking. Very little is for sale, so well-priced homes still draw strong interest. Townwide numbers can't tell you what your home is worth. Your street, your updates and your timing all move the number.
