With so few sales, read these numbers with caution: a single sale can swing the median. The median single-family sale was $670,000, down 1.5% from $680,000 last summer, while price per square foot rose 10.5% to $369. The typical home sold for 103.0% of its list price, with a median of 17 days on market. One sale included a seller concession, compared with two last summer.

For context, from April through June the median single-family sale was $746,500, and 60% of homes sold over asking.

Right now, as of September 29: 5 single-family homes are for sale and another 12 are under agreement. That's roughly 0.8 months of supply, firmly a seller's market. One of the 5 active listings has cut its price.

Condominiums

Plainville's condo market is small: 11 condos sold this summer compared with 5 last summer. That's too few to read a reliable price trend. Today there are 4 condos for sale and 5 under agreement.

What it means if you own in Plainville

Demand for Plainville homes is strong, and very few are for sale. Fewer sellers listed this summer, 18 compared with 24, which keeps buyers competing for what does come up. Townwide numbers can't tell you what your home is worth. Your street, your updates and your timing all move the number.
