Randolph, Fall 2026: prices held, but buyers slowed down

By Pat Scanlon and Alana Scanlon · Scanlon Sells Team · September 29, 2026

Randolph home values held steady through the summer, but the pace changed. Homes took longer to sell than last summer, fewer went over asking, and more sellers made concessions to get deals done. It's still a market that favors sellers. It just isn't a sprint anymore.

The median single-family sale was $601,500, essentially the same as last summer's $603,000, and price per square foot slipped 2.4% to $365. The bigger change was speed. The typical home took 29 days to sell compared with 20 last summer, and 52% sold over asking, down from 64%. Nearly one in four sales (13 of 56) included a seller concession.

Spring was stronger. From April through June the median single-family sale was $630,000, and 59% of homes sold over asking. Some seasonal cooling from that pace is normal.

Right now, as of September 29: 33 single-family homes are for sale and another 25 are under agreement. That's roughly 1.8 months of supply, still a seller's market. Ten of the 33 active listings have already cut their price.

Condominiums

Randolph's condo market is small, so we're not putting much weight on a single summer. 17 condos sold this summer compared with 11 last summer. With samples this size, one or two sales can swing the median, so we'd rather not read a price trend into it. Today there are 10 condos for sale and 11 under agreement.

What it means if you own in Randolph

Randolph values held up through the summer. What's changed is patience. Buyers are taking more time and negotiating more, so pricing it right from day one matters more now than it did in the spring. Townwide numbers can't tell you what your home is worth. Your street, your updates and your timing all move the number.
