The median single-family sale was $906,625, up 9.2% from $830,000 last summer. Price per square foot jumped 27.0% to $588, but with only 26 sales this summer and 23 last summer, treat that figure with caution: a handful of sales can swing it. The typical home sold for 100.3% of its list price, with a median of 16.5 days on market. One sale included a seller concession.

For context, spring was hotter. From April through June the median single-family sale was $795,000, and 83% of homes sold over asking. Some seasonal cooling in bidding from that pace is normal.

Right now, as of September 29: 13 single-family homes are for sale and another 16 are under agreement. That's roughly 1.5 months of supply, still firmly a seller's market. Only 2 of the 13 active listings have cut their price.
