The median single-family sale was $1,002,000, up 16.5% from $860,000 last summer, while price per square foot fell 5.5% to $364, so the higher median reflects which homes sold more than rising values. The typical home sold for 98.9% of its list price, with a median of 25 days on market, compared with 19 last year. More sales included a seller concession: 13% compared with 11%.
For context, from April through June the median single-family sale was $832,000, and 60% of homes sold over asking.
Right now, as of October 1, 2026: 32 single-family homes are for sale and another 17 are under agreement. That's roughly 1.7 months of supply, still a seller's market. Eleven of the 32 active listings have already cut their price, and new listings were up 17.0% this summer, so buyers have more to choose from than last year.
Condominiums
Sharon's condo market is small: 8 condos sold this summer compared with 6 last summer. That's too few to read a reliable price trend. As of October 1, 2026, there are 13 condos for sale and 11 under agreement.
