With so few sales, read these numbers with caution: a single sale can swing the median. The median single-family sale was $620,000, down 6.7% from $664,500 last summer, while price per square foot rose 2.5% to $291. The typical home sold for 104.3% of its list price, with a median of 21 days on market. One sale included a seller concession, compared with three last summer.

For context, from April through June the median single-family sale was $530,000, and 50% of homes sold over asking, but that was only 10 sales.

Right now, as of September 29: 6 single-family homes are for sale and another 4 are under agreement. That's roughly 1.1 months of supply, still firmly a seller's market. Two of the 6 active listings have cut their price.

Condominiums

Shirley's condo market is very small: 13 condos sold this summer compared with 4 last summer. That's too few to read a reliable price trend. Today there are 3 condos for sale and 7 under agreement.

What it means if you own in Shirley

Demand for Shirley homes is strong, and very few are for sale. In a market this small, the value of any one home depends heavily on its own features and on the few recent sales around it. Townwide numbers can't tell you what your home is worth. Your street, your updates and your timing all move the number.
