Somerville, Fall 2026: condo prices soften, few single-family sales
Somerville is mostly a condo market, and condo prices softened this summer: the median condo sale was $800,000, down 5.6%, across 103 sales. Only 19 single-family homes sold, compared with 16 a year ago, so the single-family numbers can swing widely.

With so few single-family sales, read these numbers with caution: a single sale can swing the median. The median single-family sale was $1,240,000, down 24.8% from $1,650,000 last summer, yet price per square foot rose 22.0% to $737, so the lower median reflects which homes sold more than falling values. The typical home sold for 100.6% of its list price, with a median of 21 days on market. None of the sales included a seller concession, the same as last summer.
For context, from April through June the median single-family sale was $1,362,500, and 40% of homes sold over asking.
Right now, as of September 29: 28 single-family homes are for sale and another 5 are under agreement. That's roughly 4.4 months of supply, closer to a balanced market for single-family homes. Seven of the 28 active listings have already cut their price, and new listings were up 60.0% this summer.
