The median single-family sale was $1,175,000, down 9.8% from $1,302,500 last summer, while price per square foot rose 3.4% to $400, so the lower median reflects which homes sold more than falling values. The typical home sold for 100.0% of its list price, with a median of 23 days on market, faster than last year's 31. More sales included a seller concession: 9% compared with 2%.

For context, from April through June the median single-family sale was $1,229,000, and 56% of homes sold over asking.

Right now, as of September 29: 38 single-family homes are for sale and another 17 are under agreement. That's roughly 1.7 months of supply, still a seller's market. Twenty-one of the 38 active listings have already cut their price, and new listings were down 13.8% this summer.

Condominiums

Sudbury's condo market is small: 9 condos sold this summer compared with 9 last summer. That's too few to read a reliable price trend. Today there are 6 condos for sale and 2 under agreement.

What it means if you own in Sudbury
