Tewksbury, Fall 2026: more sales, steady prices
Tewksbury's single-family market was busier this summer. More homes sold, 62 compared with 56, and prices held steady: the median sale was $757,450, essentially flat from last year. Buyers were still competitive, with 79% of homes selling over asking and about 1.4 months of supply.

The median single-family sale was $757,450, down 0.2% from $759,050 last summer, while price per square foot rose 5.5% to $383. The typical home sold for 103.8% of its list price, with a median of 20 days on market. More sales included a seller concession: 19% compared with 4%.
For context, from April through June the median single-family sale was $782,500, and 73% of homes sold over asking.
Right now, as of September 29: 29 single-family homes are for sale and another 31 are under agreement. That's roughly 1.4 months of supply, still firmly a seller's market. Thirteen of the 29 active listings have already cut their price, and new listings were up 30.9% this summer, so buyers have more to choose from than last year.
