The median single-family sale was $736,000, up 5.5% from $697,500 last summer, while price per square foot was about flat at $336, up 0.3%, so the higher median reflects which homes sold more than rising values. The typical home sold for 102.0% of its list price, with a median of 20 days on market, compared with 18.5 last year. Three sales (11%) included a seller concession, compared with three (14%) last summer.

For context, from April through June the median single-family sale was $675,000, and 71% of homes sold over asking.

Right now, as of October 1, 2026: 8 single-family homes are for sale and another 10 are under agreement. That's roughly 0.9 months of supply, firmly a seller's market. Three of the 8 active listings have already cut their price.

Condominiums

Tyngsborough's condo market is small: 14 condos sold this summer compared with 11 last summer. That's too few to read a reliable price trend. As of October 1, 2026, there are 6 condos for sale and 7 under agreement.
