The median single-family sale was $852,155, up 7.7% from $791,000 last summer, and price per square foot rose 6.7% to $397. The typical home sold for 103.8% of its list price, with a median of 17 days on market. Fewer sales needed a seller concession: 8% compared with 14% last year.
For context, spring was even hotter. From April through June the median single-family sale was $917,500, and 81% of homes sold over asking. Some seasonal cooling from that pace is normal.
Right now, as of September 29: 26 single-family homes are for sale and another 39 are under agreement. That's roughly 1.3 months of supply, still firmly a seller's market. Eight of the 26 active listings have already cut their price.
Condominiums
Walpole's condo market is small: 16 condos sold this summer compared with 11 last summer. That's too few to read a reliable price trend, because the mix of units that happens to sell in a given quarter moves the median more than the market does. More condos are coming to market, though: 33 new condo listings this summer compared with 19 a year ago. Today there are 28 condos for sale and 12 under agreement.
