| Median sale price | $856,500 | $933,500 | −8.2% |
| Median price per sq. ft. | $493 | $462 | +6.7% |

The median single-family sale was $856,500, down 8.2% from $933,500 last summer, while price per square foot rose 6.7% to $493, so the lower median reflects which homes sold more than falling values. The typical home sold for 100.0% of its list price, with a median of 21.5 days on market, the same as last year. Two sales (4%) included a seller concession, compared with two (3%) last summer.
For context, from April through June the median single-family sale was $840,000, and 53% of homes sold over asking.
Right now, as of October 1, 2026: 51 single-family homes are for sale and another 25 are under agreement. That's roughly 2.9 months of supply, still a seller's market. Twenty-three of the 51 active listings have already cut their price, and new listings were up 22.1% this summer, so buyers have more to choose from than last year.
Condominiums

| Measure | 2026 | 2025 | Change |
|---|---|---|---|
| Condos sold | 39 | 43 | −9.3% |
| Median sale price | $742,000 | $630,000 | +17.8% |
| Median sale-to-list price | 99.4% | 98.9% | +0.5 pts |
| Median days on market | 26 | 26 | About even |
| New listings | 73 | 62 | +17.7% |
Fewer Waltham condos sold this summer, but the median price rose. The median condo sale was $742,000, up 17.8% from $630,000, and the typical condo sold for 99.4% of its list price in a median of 26 days, the same as last year. With 39 to 43 sales in each period, a shift in which condos sold can move the median a lot, so read that change with caution. As of October 1, 2026, there are 47 condos for sale and 18 under agreement.
