West Bridgewater is a small market: 14 single-family homes sold this summer, compared with 16 a year ago. The median sale was $740,000, up 23.8%, but with so few sales that number can swing widely. There's about 2.4 months of supply.

With so few sales, read these numbers with caution: a single sale can swing the median. The median single-family sale was $740,000, up 23.8% from $597,500 last summer, while price per square foot was about flat at $358, up 0.3%, so the higher median reflects which homes sold more than rising values. The typical home sold for 99.7% of its list price, with a median of 23 days on market, compared with 20.5 last year. One sale (7%) included a seller concession, compared with one (6%) last summer.

For context, from April through June the median single-family sale was $644,500, and 38% of homes sold over asking.

Right now, as of September 29: 11 single-family homes are for sale and another 9 are under agreement. That's roughly 2.4 months of supply, still a seller's market. Two of the 11 active listings have already cut their price, and new listings were down 23.8% this summer.

Condominiums

West Bridgewater's condo market is small: 2 condos sold this summer compared with 3 last summer. That's too few to read a reliable price trend. Today there are 4 condos for sale and 3 under agreement.

What it means if you own in West Bridgewater

West Bridgewater's median price rose this summer, though most homes sold at or below asking. Pricing right from day one still matters. In a market this small, one sale can change the picture. Townwide numbers can't tell you what your home is worth. Your street, your updates and your timing all move the number.
