The median single-family sale was $1,360,000, up 8.8% from $1,250,000 last summer. Price per square foot was about flat at $492, down 0.2%, so the higher median reflects which homes sold more than rising values. The typical home sold for 100.0% of its list price, with a median of 16 days on market, faster than last year's 20. One sale included a seller concession, compared with none last summer.

For context, from April through June the median single-family sale was $1,200,000, and 56% of homes sold over asking.

Right now, as of September 29: 24 single-family homes are for sale and another 14 are under agreement. That's roughly 2.1 months of supply, still a seller's market. Nine of the 24 active listings have already cut their price, and new listings were up 22.6% this summer.

Condominiums

Westwood has very few condos: 4 sold this summer compared with 1 last summer. That's too few to read a price trend. Today there is 1 condo for sale and none under agreement.

What it means if you own in Westwood

Westwood homes are still selling close to asking and quickly, but buyers are more selective than last year and more sellers listed. Pricing right from day one matters. Townwide numbers can't tell you what your home is worth. Your street, your updates and your timing all move the number.
