The median single-family sale was $590,500, up 12.5% from $525,000 last summer, while price per square foot was about flat at $366, down 0.8%, so the higher median reflects which homes sold more than rising values. The typical home sold for 100.4% of its list price, with a median of 23 days on market, compared with 20 last year. Four sales (20%) included a seller concession, compared with five (19%) last summer.

For context, from April through June the median single-family sale was $565,000, and 81% of homes sold over asking.

Right now, as of September 29: 14 single-family homes are for sale and another 13 are under agreement. That's roughly 2.1 months of supply, still a seller's market. Seven of the 14 active listings have already cut their price.

Condominiums

Whitman's condo market is small: 11 condos sold this summer compared with 8 last summer. That's too few to read a reliable price trend. Today there are 11 condos for sale and 12 under agreement.
