The median single-family sale was $375,000, down 6.8% from $402,500 last summer, while price per square foot rose 11.1% to $261, so the lower median reflects which homes sold more than falling values. The typical home sold for 101.8% of its list price, with a median of 26 days on market, compared with 20.5 last year. Four sales included a seller concession, the same as last summer.

For context, from April through June the median single-family sale was $397,500, and 64% of homes sold over asking.

Right now, as of September 29: 17 single-family homes are for sale and another 13 are under agreement. That's roughly 1.6 months of supply, still a seller's market. Five of the 17 active listings have cut their price, and new listings were down 13.6% this summer.

Condominiums

Winchendon has almost no condo market: no condos sold this summer or last summer, and none are for sale or under agreement today.

What it means if you own in Winchendon

Winchendon buyers are still competing, and fewer sellers listed this summer, which keeps inventory tight. Homes did take a little longer to sell than last year, so pricing right from day one matters. Townwide numbers can't tell you what your home is worth. Your street, your updates and your timing all move the number.
