The median single-family sale was $781,000, up 5.0% from $743,500 last summer, and price per square foot rose 6.9% to $452. The typical home sold for 100.8% of its list price, with a median of 21 days on market, compared with 15 last year. More sales included a seller concession: 10% compared with 5%.

For context, from April through June the median single-family sale was $817,500, and 70% of homes sold over asking.

Right now, as of October 1, 2026: 44 single-family homes are for sale and another 23 are under agreement. That's roughly 2.1 months of supply, still a seller's market. Nineteen of the 44 active listings have already cut their price, and new listings were up 28.8% this summer, so buyers have more to choose from than last year.

Fewer Woburn condos sold this summer, and the median price fell. The median condo sale was $532,500, down 15.9% from $632,900, and the typical condo sold for 100.0% of its list price in a median of 28.5 days, compared with 19.5 last year. With 34 to 36 sales in each period, a shift in which condos sold can move the median a lot, so read that change with caution. As of October 1, 2026, there are 16 condos for sale and 6 under agreement.
